Metro Atlanta’s Hottest Housing Markets: Q2 Home Value Trends

In the dynamic landscape of Atlanta’s real estate market, Q2 of this year witnessed a flurry of activity. Home values in metro Atlanta’s core counties surged with momentum from April through June, reshaping the housing market across the region.

Fulton and DeKalb Counties Take the Lead
According to an in-depth analysis by the Atlanta Business Chronicle, which draws on data from Zillow Group Inc., the top 15 ZIP codes for home value appreciation were predominantly found in Fulton and DeKalb counties. With our commitment to excellence, Atlanta Luxury Homes and Condos, explored the trends in more than 200 metro Atlanta ZIP codes.

30021: The Gem of DeKalb County
In the DeKalb County suburb of Clarkston, ZIP code 30021 emerged as the shining star of the metro area for home value growth during the second quarter. Home values in this area appreciated by a remarkable 4.4% during this period. Over the past year, the median home value in 30021 has seen an impressive 6.8% appreciation, and it’s worth noting that this ZIP code has witnessed a staggering 67% increase in median value since the onset of the pandemic in March 2020.

DeKalb County’s Rising Stars
Other DeKalb County ZIP codes also made a strong showing in the top 15 for home value growth from April through June. These include 30003 (Avondale Estates) at 3.4%, 30340 (Doraville) at 3.3%, 30341 (Chamblee) at 3%, 30329 (North Druid Hills) at 2.9%, 30030 (Decatur) at 2.9%, 30338 (Dunwoody) at 2.8%, 30345 (Briarcliff Woods) at 2.7%, and 30319 (Brookhaven) at 2.7%.

East Side Appeal
The trend of home value growth in DeKalb County reflects the increasing popularity of municipalities on metro Atlanta’s east side. Homebuyers are drawn to these areas due to their walkable, urban amenities, including shops and restaurants, all while enjoying a respite from the higher prices in Intown Atlanta.

Affluence Thrives in Fulton County
Not to be outdone, affluent ZIP codes in Fulton County also held their own in the top 15 for home value appreciation during the second quarter. Atlanta’s 30327, the most affluent metro-area ZIP code, experienced a notable 3.7% growth in home values from April through June, ranking second among all metro Atlanta ZIP codes. The median home value in 30327, which covers parts of Buckhead and Sandy Springs, surpassed $1.3 million during that three-month period.

Fulton County’s Noteworthy Performers
Additional Fulton County ZIP codes that stood out for their home value appreciation include 30009 (Alpharetta) at 3.4%, 30328 (Sandy Springs) at 2.9%, 30350 (Sandy Springs) at 2.9%, 30306 (Morningside-Lenox Park) at 2.7%, and 30342 (Sandy Springs) at 2.7%.
